Strategic Conversion Services
One of Our Niche Programs
Huge Grace Inc has a unique (niche) winning formula to acquire properties, plan expansion, acquire permits and expand homes efficiently. Through our Strategic Conversion Service we can gain valuable square footage much faster than a traditional room addition. We increase the value of the home rapidly through special conversions in homes that have high volume and/or vaulted ceilings. Our specialty takes a two-fold approach which depends on whether you are buying a home or selling a home. Both approaches can be very lucrative.

High Ceiling Conversions
A high ceiling conversion is also sometimes referred to as a mezzanine room addition, loft addition or simply a high ceiling room addition. As all these terms imply, we are converting a high volume or vaulted ceiling in an existing two-story home into a new room. However, they are not limited to merely mezzanines and open lofts. Virtually any kind of room can be designed and built quickly to add valuable living space.

The Examples Above Are Attractive To Home Flippers
BELOW ARE MORE PRACTICAL EXAMPLES FOR HOMEOWNERS
Strategic Approach #1BUY and DEVELOP
To BUY a qualifying home (2 story with open-to-below space) and develop it using our conversion system is approach #1.
CASE IN POINT - Example in Laguna Niguel Bob and Jennifer wanted to buy a home in Laguna Niguel. The home cost at the time was $685,000 for a 4 bedroom model. In the same community they found a 3 bedroom model with a high ceiling (open-to-below) selling for $605,000. They purchased the smaller model and implemented our conversion strategy. A fourth bedroom was added for only an additional $30,000. Summary: Bob and Jennifer were able to get the size home they wanted paying $635,000 instead of $685,000. This strategy saved them $50,000. |
Strategic Approach #2DEVELOP and SELL
To SELL a qualifying home (2 story with open-to-below space) after using our conversion system is approach #2.
CASE IN POINT - Example in Coto De Caza Mrs. Montgomery wanted to sell her home in Coto De Caza. She was in no rush. At the time it was listing for $744,000. After being on the market for a short period of time she took it off the market and used our high ceiling conversion strategy. Within only 3 months the house was larger by one bedroom and bathroom. She was able to sell the home for $851,000. Summary: This increase was not due to a rapid change in the market. At the time the increase was attributed to the conversion addition that only took 4 weeks to build after acquiring the building permits. The addition cost was $56,400. The conversion strategy netted Mrs. Mongomery an additional $50,600 |
